Marketing and Promoting Your Property
Marketing and promotions are critical components in selling any property. We work with a highly-skilled team of still photographers, virtual marketing and digital marketing professionals to capture a home in its best light. We create the highest quality brochures, websites and virtual tools highlighting all property features. We also partner with domestic and international professional associations to maximize exposure in the marketplace.
Photographers are engaged to ensure that all properties are presented on the Internet and in printed material, in the best possible light.
- The camera lens is less dimensional than the human eye and may depict a feature less complimentary than seen in viewing
- Careful consideration is given to identifying the room(s) and features that will solicit the best market response
- Less is more. One excellent photographs of each room is enough to accomplish our task – getting buyers to the property
Virtual: Interactive floor plans are a wonderful tool for buyers to view property. The tool provides a “space planner” option so buyers can drop in pieces of furniture for sizing purposes. This tool is often used by buyers to purchase all furniture for the space. Plans are available in pdf format for easy printing
Property Brochure: A spectacular four color property brochure will be designed specifically for the property. This, high gloss, heavy weight product provides an elegant and luxurious presentation for a listing. The photographs and verbiage are carefully chosen to represent the finest points.
On-Site Activities: We will conduct open house promotions of the space; for the brokerage community to increase awareness and encourage cooperation with other real estate firms and for the public.
Broker Cooperation: An important part of our job is to expose the property to every buyer in the market. One of the most effective ways to do this is in the MLS listing service. As soon as the property is listed, we invite the full brokerage community to participate in the sale and we offer competitive compensation as an incentive. When appropriate, it is also our practice to accompany all co-broker showing appointments.
The Internet has replaced traditional newspaper advertising as the most effective way to conduct a home search. With more complete property descriptions, photos and virtual tours, most buyers use this platform exclusively.(See Internet Marketing for additional detail)
The Boston Globe maintains a web-site, www.Boston.com, with strong regional traffic. Many buyers access this site in the search process. Property is live here as soon as it’s listed in MLS.
Third Party Data Transfers: Property information is distributed through over 20 of the most recognized domain names in real estate including Realtor.com, Trulia, Zillow, Cyberhomes and Homefind.
Signage: If acceptable to you and the neighborhood we will arrange for appropriate signage.
Market Response: We regularly review the marketing activities of the property, and how effectively the market has responded. This Includes feedback from potential buyers and cooperating brokers. We also provide competitive data on what has sold and what new is new to the market.
Offer to Purchase: The Offer to Purchase document is the first of a two-step process in the conveyance of property. Typically, the offer is prepared and submitted by the buyer’s real estate agent and will be replaced with the Purchase and Sale Agreement, usually within two weeks of the signing of the Offer to Purchase. Preparation of the Purchase and Sale Agreement is the responsibility of the attorney representing the seller.
